Where we work, and what the ground does there
The township covers 585 km² from the Lake Simcoe shore up over the Oro Moraine to Bass Lake and the Orillia line. The ground changes three times on that trip, and so does the way a basement gets wet.

Four kinds of lot
The Lake Simcoe shore
Shanty Bay to Hawkestone and Carthew Bay. Flat lots, water table close to the floor, easterly storms pushing the lake up the shore. Cottages converted to year-round houses, many with no tile at all. Pumps with backups, under-slab drainage, careful discharge.

The moraine
Horseshoe Valley, Sugarbush, Craighurst, Guthrie, Edgar, Bass Lake. Sand and gravel that drains fast, so the wet basements are about surface water: downspouts, grade, window wells. Excavation here is quick and dry when it is needed.

The farm concessions
Rugby, East Oro, Forest Home and the line roads between. Older houses, block or rubble foundations, clay near the surface that holds meltwater against the wall for weeks. Exterior sealing with tile replacement is the usual answer.

Warminster, Moonstone, Mount St. Louis. Snowbelt country: deeper snowpack, later melt, a shorter digging season. Interior systems in winter, exterior work booked for the frost-free months.

Houses in north Barrie along the Oro-Medonte line, and in west Orillia toward Bass Lake, sit on the same moraine and the same shoreline as the township. We take those calls too. Beyond that, we will tell you honestly whether it makes sense for us to drive it.
